TEXAS, TX - September 8, 2025

More than half of Texas renters are spending at least 30% of their income on housing, according to the 2025 Texas Renters Survey. Unexpected fees, such as hefty application charges and high-risk deposits, often appear late in the leasing process, complicating the financial landscape for those moving into new homes.

The study reveals that standard unexpected fees include application fees ranging from $50 to $100, administrative fees between $150 and $200, and recurring charges like valet trash service costing $30 a month. These costs can significantly inflate the overall expenses beyond the advertised rent, leading to financial strain for many renters.

Among the most shocking fees identified, administrative and application fees were noted to be nearly universal, averaging between $250 and $500, with 89% of renters affected. Utility connection/setup fees, ranging from $150 to $400, and move-in inspection fees, costing between $100 and $300, also topped the list, highlighting the disparity between expected and actual costs associated with moving into rental properties.

The Texas Apartment Association advises renters to obtain a complete fee schedule in writing before signing any lease agreement. Failure to do so could result in hidden charges that can lead to a financial headache. In cities like Austin and Dallas, where the rental market is extremely competitive, the average total move-in fees can reach upwards of $2,400, primarily due to tech-related and administrative fees.

Landlords in Texas are required by law to disclose all fees in written leases, including late fees and parking charges. If fees are not specified in the lease, landlords cannot legally collect them. Understanding these legal protections is crucial for renters to navigate the complexities of the Texas rental market and avoid unexpected financial burdens.
