Chester’s One City Place Fully Let Following Duo Of Deals

One City Place, a new commercial, office-led development in Chester is now fully let following the latest duo of deals.  CBRE’s Office Agency team in Manchester has secured two lettings totalling more than 10,500 sq ft of new Grade A office space with the UK’s only specialist agricultural lender, Oxbury Bank, as well as Transport for Wales Rail, a Welsh publicly-owned train operating company.  CBRE acted for landlord Federated Hermes Ltd.

Oxbury Bank has signed a deal for more than 6,000 sq ft of office space on part of the fourth floor to accommodate the bank’s general expansion and relocation from Steam Mill, moving more than 80 employees to the new offices.  Oxbury Bank provides farmers with the specialised lending needed to run their farms and provides savings accounts to both individuals and businesses that back British farmers and the UK agriculture sector.  It is the UK’s only dedicated agricultural bank.

Transport for Wales Rail, a Welsh Government-owned subsidiary of Transport for Wales, has agreed a deal on a 4,916 sq ft office suite on part of the fifth floor on 10 year lease terms. Sutton Consulting acted for Transport for Wales.

Marie Daly, Transport for Wales’ Chief Customer and Culture Officer, said:

“This acquisition is part of TfW’s on-going transformational change programme and expansion, which includes an investment of more than £800m in new trains.

“This facility will be used for the training of our front line colleagues and will feature a simulator of the new trains to be introduced across Wales and the Borders network over the next few years.

“We also have aspirations to increase services linking Wales and the north west of England and we’re delighted to have secured high quality office space in this location.”

Chester’s first BREEAM ‘Excellent’ rated, six-storey 69,913 sq ft office building, One City Place raises the bar on specification, sustainability and quality for occupiers.  Office suites enjoy natural light via the floor to ceiling glazing, as well as panoramic views of the city and Welsh hills.  Occupiers also benefit from maximum flexibility for workplace design due to the large floorplates arranged around a central core.

In the heart of Chester, the offices have access to both the regional and national motorway networks being in close proximity to the M53 and M56.   The A55 runs along the North Wales coast to Holyhead and the A483 links the city to nearby Wrexham and Swansea to the far south.  One of the busiest, most well connected North West rail hubs in the region, Chester Railway Station provides regular direct services to London and Manchester, as well as offering extensive local and regional services.

Manchester International and Liverpool John Lennon airports are both accessible by road within 40 minutes from Chester and London’s main airports can be reached by plane from Manchester in under an hour.

Neil Mort, Senior Director, CBRE’s Office Agency team commented:

“We are delighted to secure these latest deals to deliver a fully let development.  Both Oxbury Bank and Transport for Wales Rail will benefit from prestigious Grade A office workspace located in the city’s gateway and adjacent to the city’s mainline railway station.”
