Charterpoint sells land for bespoke housing development

Developer Charterpoint Group has finalised a deal on a prime piece of land in a sought-after area of the Surrey commuter belt.

The site in Banstead, which has planning permission for ten bespoke homes, has been sold to local developer Riverdale Developments Ltd.

Earlier this year, Charterpoint won a planning appeal for the development on the four acre site at Oak Tree Farm, a short distance from Banstead Town Centre and within the Metropolitan Green Belt.

Planning inspector Patrick Whelan said, “the scheme would make an attractive, welcoming and distinctive place to live”.

Now Nottingham-based Charterpoint has sold the site for an undisclosed sum to Riverdale Developments, which is based nearby at Morden in Surrey.

Adrian Goose, Chief Executive of Charterpoint, said: “We are very pleased to have completed a deal with Riverdale Developments who will take this residential scheme forward. Charterpoint’s vision for this site has always been to create a high quality, desirable, bespoke housing development in an attractive location.

“The overall design approach for the development is based on a traditional farmyard scheme with contemporary barn, farmhouse, and workers’ cottage-style dwellings to reflect the character of the surrounding area. We look forward to watching the progress of this superb residential scheme.”

Award-winning Riverdale Developments creates homes and communities in Surrey, Kent, Sussex and South London.

Edward Owens, Managing Director of Riverdale Developments, said: “We are pleased to have acquired this exceptional site in this sought after location. The Riverdale brand of high specification and award winning build quality, coupled together with the individual style and varied accommodation on offer, will provide a rare opportunity for the discerning homebuyer.”

The sale was brokered by Tom Spencer and James Dear of Savills.

James Dear an Associate in the Savills Guildford Development team said: “We are pleased to have completed the sale of Oak Tree Farm, Banstead – a sought-after site sold with planning consent for ten private bespoke homes in an excellent location. It was a pleasure to act on behalf of the vendor, Charterpoint, and the Savills team look forward to seeing this impressive scheme being delivered.”

Charterpoint, which is based at Edwalton near Nottingham, specialises in developing sustainable housing schemes, first-class senior living accommodation, mixed-use developments, and primary care premises.
