Leading affordable housing provider revealed as latest developer at Glenvale Park

Glenvale Park LLP – the developers behind the vibrant new community on the northern edge of Wellingborough – has welcomed leading housing provider Stonewater to the landmark development.

Glenvale Park is a vibrant, sustainable new neighbourhood in Wellingborough, bringing 3,000 brand new high-quality homes, amenities and exceptional green spaces to the northern fringe of the town. The developers behind Glenvale Park are committed to giving back to the community through community engagement initiatives, events and a dedicated social value programme.

Stonewater is the eighth developer to join the community, with construction beginning on this latest parcel of homes in July 2022. Other developers on site include Barratt Homes, Taylor Wimpey, Keepmoat Homes, Persimmon Homes, ilke Homes and Lagan Homes. Care provider LNT has also recently completed its development at Glenvale Park.

In total, Stonewater plans to deliver a total of 148 affordable homes to Glenvale Park comprising a mix of flats and houses for affordable rent, social rent, shared ownership and Rent to Buy. The opportunity for Stonewater to acquire the site from Glenvale Park LLP was facilitated by affordable housing developer V10 Homes which put together a packaged deal for the land purchase and construction of the homes.

Rent to Buy is a scheme which allows customers to rent a home at 80% of the market rent, providing aspiring homeowners the opportunity to save towards a deposit and after five years, buy their home.

To support its environmental commitments, the completed houses on the development will be powered entirely by air-source heat pumps and Stonewater will also be providing electric vehicle (EV) charging points.

Chris Montague, Director of Development (East and North) at Stonewater, said:
“From affordable and social rented homes to options that can support aspiring homeowners to get their foot on the property ladder, we’re proud to be joining this community and delivering these much-needed affordable homes to Wellingborough.

“The variation of housing we’ll be providing at Glenvale Park will bring together different generations in a way that will help keep the existing community strong – whilst tackling local housing need.”

Mark Best, Director of Midtown Capital Ltd, managing partner of Glenvale Park LLP said:
“Through our public engagement, we know how important affordability is for the local community. We’re therefore delighted to welcome Stonewater to Glenvale Park, bringing affordable homes of an excellent standard to our community, while also meeting a local need.

“We’re committed to ensuring we create an inclusive, exciting and accessible place for Wellingborough, delivering excellent homes across a range of tenures in addition to an array of green open spaces and high-quality amenities.”

Karl Timberlake, Land and Operations Director for V10 Homes, said:
“We’re proud to have worked in partnership with the superb teams at Stonewater and Glenvale Park LLP to create these additional affordable homes within the wider development. The fact that this parcel will be 100% affordable aligns perfectly with one of our key sustainability pledges – to improve the social value of our developments. These homes will help change people’s lives and we are delighted to have played a part in creating them.”

Glenvale Park is the perfect option for commuters, young professionals, and families alike. About Stonewater Stonewater is a leading social housing provider, with a mission to deliver good quality, affordable homes to people who need them most. We manage around 34,500 homes in England for over 76,000 customers, including affordable properties for general rent, shared ownership and sale, alongside specialist accommodation such as retirement and supported living schemes for older and vulnerable people, domestic abuse refuges, a dedicated LGBTQ+ Safe Space, and young people’s foyers. Every home we build is designed to be affordable to own, rent and maintain. We are leading one of the most significant and progressive house-building programme, aiming to build a minimum of 1,500 new homes a year from 2022/23. Our Development Team work closely with partners including Homes England, Local Authorities, developers and construction companies. This collaboration ensures we design and construct excellent homes that enhance neighbourhoods and support prosperous communities. Stonewater is proud to be the largest long-term strategic partner alongside Guinness Partnership with Homes England. We were awarded £250 million in 2021 – allowing us to build an additional 4,180 high-quality, affordable homes by 2029. It adds to the £224 million awarded to the Stonewater/Guinness strategic partnership in 2018 to build 4,500 homes by 2022. This funding means we’re able to continue entering longer-term commitments to buy land and target areas of greatest housing need. It’s a huge boost to our organisation but, more importantly, it means more homes for those who so desperately need them and will go some way towards addressing the housing crisis affecting people and communities across the country. We recognise that the way we work matters too. We are committed to providing homes that are energy efficient and are working towards Government’s targets for carbon neutrality. Our Environment Strategy helps us minimise the resources we use as an organisation and manage our impact on the environment. In recognition of our work in this area, we have been awarded a Gold ‘SHIFT’ rating, an independent assessment and accreditation scheme that measures organisations against challenging environmental targets. Stonewater was also the first UK housing association to partner with the community Forest Trust, planting six new trees for every home we build and has made a decision to move away from fossil fuel heating on our own new build homes from 2021.
