New Elevate boost to Birmingham regeneration

Elevate Property Group today announced a major regeneration project for Birmingham which will see 111 new homes created in the city centre.

The leading Midlands independent developer has acquired the Upper Gough Street site from Rainier Developments, based in Henley in Arden.

Known as Chapman’s Yard, the site will be Elevate’s 11th development in the city of Birmingham, delivering new homes within walking distance of Grand Central station, the Mailbox and the city centre.

Chapman’s Yard is the second acquisition between Rainier Developments Ltd and Elevate Property Group, following a successful purchase and development of Priory House in Southside Birmingham, which has now been developed and is close to 100 per cent sold out.

Chapman’s Yard has full planning permission for a mixture of 111 one and two bedroom apartments plus a number of larger street level duplexes all sharing two communal courtyards.

Elevate’s managing director Steve Dodd said: “Following further work on the current planning consent, the company was hoping to start on site later this year. He said: “Upper Gough Street is a key strategic site in the regeneration of Birmingham and we are delighted to be progressing with another development, which breathes new life into this area of the city centre.

“As a private sector developer, we are playing a vital role in the transformation of the city in which we’re based and the regeneration of the Chapman’s Yard site will welcome a new generation of city centre residents, also, proud to call Birmingham home.

“We’re delighted to complete this acquisition from Rainer Developments – another private sector company which is working alongside stakeholders, landowners and local authorities to create thriving communities.”

James Costello, development director for Elevate, said the development was planned for completion in Spring/Summer 2025.

“Managing construction has presented many challenges in the last two years. However, we are expecting this to settle down, with costs and labour shortages to stabilise later this year,” he added.

David Hofton, sales director for Elevate, said the Chapmans Yard site was close to Elevate’s Priory House development in Southside.

“We recently created 79 unique apartments at Priory House, in what had been the home of the Birmingham Forensic Science Service for 40 years. That development is close to 100 per cent per cent sold, so we know demand in this part of the city is strong.”

“Our Heaton House restoration and regeneration project of 57 new homes in the Jewellery Quarter is nearing completion and close to being sold out. Gunsmith House in the Gun Quarter, a development of 85 new homes, is under construction. It is due to be completed at the end of this year and is also proving popular also selling well.”

Building work at Chapman’s Yard, close to a vibrant area of the city near the Canal Basin, the Mailbox and the Cube, is due to start later this year.
