Major investment delivers Darlington’s first prime hybrid offices

A six-figure investment is transforming an outdated Darlington office building into brand new, Grade A, hybrid office space – the likes of which has never been seen in the town before.

On behalf of property investment company Landteam, Knight Frank, alongside joint agents Connect Property and Carver Commercial, are launching to market, 18,500 sq. ft. of office space at Coniscliffe House which has been designed for an evolved, post-pandemic business world.

The terraced property, located in a prime town centre location, has been transformed from traditional offices into highly sustainable, hybrid space with a range of working and collaborative areas, including break-out spaces and meeting rooms, combined with a high-end, contemporary interior.

The building, which will be ready in August, will be completely fossil fuel free, with heating delivered through eco-friendly air source heat pumps, and the offices have a sought-after EPC rating of B.

Offices floorplates are 6,000 sq. ft. with options for smaller spaces from 500 sq. ft.

“We are very excited to be offering a first-class, hybrid environment for occupiers. The pandemic has vastly changed how people work and workplaces need to adapt – providing spaces that support collaboration and socialisation, as well as desk space.

“We are creating a coming-to-work experience like none other available in Darlington right now,” said Property Manager at Landteam, Edward Speir.

A revamped reception provides an impressive arrival, with lots of light and space and high-quality materials that deliver a prime-specification finish.

The interior has exposed services and brick, with an on-trend New York loft interior design.

There are 69 car parking spaces, electric car charging points, air conditioning and bike storage facilities.

Patrick Matheson, Partner at Knight Frank, adds: “This is a fantastic opportunity for businesses to secure market leading space in a vibrant, central location in Darlington town centre, only ten minutes’ walk from the train station.

“The refurbishment has responded to changing occupier needs, specifically on sustainability, which is a high priority for businesses.”
