Green Light for New Bournemouth Development

A major residential development is set to go ahead in a Bournemouth regeneration district after it won backing from planners.

Permission for the six-storey block of 33 apartments in Holdenhurst Road at Lansdowne was secured through Ken Parke Planning Consultants Ltd (KPPC).

Bournemouth, Christchurch and Poole (BCP) Council gave the go-ahead for the scheme for Majestic Property & Estates Limited.

It will involve demolition of an existing two-storey building at 17 Holdenhurst Road and construction of studio, one and two-bedroom flats in a new building with a stepped design to align with taller and lower buildings on each side.

The site has a history of applications and appeals – include a scheme for a 13-storey building including adjacent land and buildings which was dismissed at appeal prior to KPPC Ltd’s involvement.

There are existing permissions for conversion of the two-storey office building on site for residential development and an additional two-storeys to form a four storey building.

Permission for the new development allows for three storeys on its southern side to complement neighbouring terrace buildings and six storeys on its northern elevation to fit with taller, contemporary buildings.

Ken Parke, managing director of KPPC Ltd, said: “The site was very challenging.

“The position in the centre of the street block results in the site being surrounded by buildings on all sides. The replacement building had to respond to the many constraints posed by the variety of surrounding buildings and uses.

“The resultant design solution resolved the many issues and provides a well-designed building which transitions between the historic and modern areas of the Lansdowne defining the edge of the tall buildings area.

“It means a substantial development of much-needed residential properties can go-ahead in an area of Bournemouth which has been a priority for regeneration over recent years.”

KPPC worked closely with Fordingbridge-based architects Brightspace on the project.

Lansdowne has undergone a transformation over the past decade with new developments and investment.

BCP Council adopted a Lansdowne Delivery Plan in 2015 to further boost regeneration of the district with a new outdoor event spaces, public art, cycle routes and pedestrian crossing points.
