Barrowfield business park in Barnsley fully occupied

Commercial Property Partners secures final unit sale

Acquisitions and lettings specialists Commercial Property Partners has agreed the sale of the final 1,750 sq. ft. unit at Barrowfield Business Park in Thurnscoe, located in the borough of Barnsley.

Built on the former Hickleton Colliery site, the now fully occupied £3million scheme comprises    15 high specification industrial and warehousing units, which have been available to purchase by way of a new, long leasehold interest of 250 years, ranging in size from 1,250 up to 2,500 sq. ft.

The modern-looking buildings are finished with a mono, pitched steel frame construction alongside a factory finished metal cladding roof system, with 10% roof lights complete with angled fascia and soffits.

Situated east of Barnsley, within easy reach of the A1(M), all units are fully insulated to meet today’s design standards and have achieved BREEAM ‘Very Good’ status.

The warehouses include disabled toilets, kitchenette areas and dedicated car parking bays with electric charging points and cycle parking. The Business Park further boasts gated access and external lighting – as well as superfast fibre broadband across the site.

CPP Assistant Surveyor Chloé Bennett said: “This scheme has been an exciting project to be part of, from planning to delivery – and now the final unit sale.

“It comes to market at the height of demand for warehousing, and its location between Doncaster and Barnsley ensures access to a highly skilled and motivated work force within easy commuting  distance.”

Max Pickering, Surveyor at CPP, added: “We are delighted that the units at Barrowfield have proved to be so popular, with most letting within the first three months on the market, achieving record headline rents and reflecting current demand for warehousing and its location within a prime commuter spot.”

The site, which offers a total of 25,000 sq. ft light commercial, storage and logistics space was originally developed by Priority Space and HG Sites, with support from Sheffield City Region Jessica Urban Development Fund and Barnsley Metropolitan District Council.
